Emma 4 Energy Surveys Limited is an independent company created by Emma Guest to provide Home Information Packs and Energy Performance Certificates to the domestic property and letting markets in the Staffordshire, Leicestershire, Derbyshire and surrounding areas.

We offer a competitive, professional service to produce Home Information Packs (HIP’s) and Energy Performance Certificates (EPC’s). As a small company, we pride ourselves on the approachability and professionalism we provide to our clients. A friendly, knowledgeable service is guaranteed….but that’s not all….

By choosing an independent HIP/EPC Provider, the client gains an impartial, often cheaper service in the home selling/letting process.
As you are not tied to a single Estate Agent (and the prices they will charge “as standard”), the client has the freedom to place their property on the market with cheaper fees.
You don’t have to be tied down to an Estate Agent to have a HIP or EPC!

What is a Home Information Pack or HIP?

A Home Information Pack, or “Hip”, is the documentation that you need to sell a property. It contains documents that refer to land ownership, planning permission, etc.

What is an Energy Performance Certificate or EPC?

An Energy Performance Certificate, or “EPC” is the certificate we produce to assess the energy efficiency of the property. The less energy the property uses, the higher the energy rating.
